Prior to retaining p + s for your project, Heather Shedden, our principal designer, always like to meet with you. It is important we build a team that works well together and is responsive to your needs. We like to gather overall requirements and feel for your project, including the concept, property location, wish list, budget, timeline and overall expectations. From there we create a detailed proposal for your consideration.

At the beginning of any project we like to understand the context and starting off point. In many situations a site visit is required to appreciate the context, whether it is an existing lot requiring rezoning or subdivision, a site visit to bare land, or an existing building requiring an addition or renovation. Coordination with land surveyors is an integral part of this process and moving forward.

p + s, in collaboration with any required consultants, prepare a building permit package which is used to submit to the Authority having Jurisdiction. These drawing packages provide information required for a general contractor to assemble a budget package for the client.

The building permit drawings are the basis for a comprehensive construction package. The construction drawings provide contractors with the requirements from framing to finishing. Specifications include the finish specs and interior elevations which are required for the completion of a build.

p + s will select finishes & fixtures based on approved style concept. The interior design package shall include, but not be limited to:
- Finish Selection: flooring, tile, cabinetry, countertops, paint, interior doors, hardware, appliances, fireplace units, finish carpentry & glazing.
- Lighting Plans & Fixture Selection
- Plumbing Fixtures Selection
- Custom Millwork Designs
- Interior Detailing and Elevations

​p + s works alongside clients and consultants providing drawings and supporting documentation for property rezoning, subdivision, development permit, and variance applications. In addition we support the client by attending any required meetings with the Authority Having Jurisdiction, Council meetings and public hearings.

The beginning of any project requires conceptual drawings to understand the relationship between spaces. We work though two design phases, Schematic Design and Design Development, each stage evolving the project in more detail. Our software provides the opportunity to conceptualize a project with 3D massing which assists clients with visualizing their project. These drawings provide the basis for a building permit package and ultimately project construction.

p + s considers the development of a project a team process. The coordination and expertise of these professionals (surveyors, engineers, contractors) is essential in the design process and critical to the safety of your structure.

p + s believes in a comprehensive approach to design and construction. Regular site visits and contractor coordination is an integral part of a well-executed project. p + s will assist the client to ensure their vision is executed while keeping in mind budgetary requirements.
